Full refund. Cancel before 3:00 PM local time on the day before your check-in and get back 100% of what you paid.

Partial refund. Cancel after that and get back every night except the first one.

Times are based on the home's local time zone, and we confirm the exact terms for your dates in writing before anything is booked. If plans change, talk to us first. With kids, things happen, and we'll always look for the fairest option, including moving your dates when the calendar allows.

By booking you agree to the following, on behalf of your whole party:

• The primary guest must be 25 or older and present throughout the stay.
• Maximum occupancy is the number stated on the home's page; this is a hard limit for safety and insurance.
• No parties or events; quiet hours from 10pm. No smoking indoors. Pets only where the home's page says so.
• You are responsible for damage beyond normal wear; we will always show you the evidence and talk it through first.
• Children are wonderful and welcome; supervision is the responsibility of the adults in your party.
• Check-in and check-out times are shown on each home's page; late check-out is often possible; just ask.

This agreement (version 2026-07-20) is accepted electronically at booking; we record the time and confirmation for both of us.

We collect only what a stay needs: your name, contact details, party size, and your messages to us.

We use your email to send booking-related messages, and (only if you joined our list) occasional news about our homes. Unsubscribe anytime with one click or one reply.

We don't sell or share your data with anyone, and we don't run third-party tracking cookies. To see or delete your data, just email us.
